Usually, your city’s neighbourhood policy requires that you provide your neighbours with a notification and some information on your build proposal. Any questions or concerns are recommended to be raised early in the development process.

Converting an existing parking garage into a Coach House without municipal approval is not allowed. To build a Coach House in place of an existing garage, a demolition would be required and new foundations to be built to ensure that the structural needs of the Coach House are met to engineering standards.

The British Columbia Assessment Authority is responsible for determining the value of your property for tax purposes. Property taxes are divided into two parts – the value of the land and the value of the improvements. Coach Houses increase the value of the improvements on the property and therefore may result in a n increase in taxes for this part of the assessment.

A Lane Home or Coach House is a small home located at the rear of a property lot. They can be build in place of a current structure like a carport or garage, or developed from unused land. Lane Homes and Coach Houses are a perfect solutions for families who need more space for their children, grandparents, or other relatives, for providing a secondary income for owners through rental revenue, or offering a solution for Vancouver’s growing population of new residents and housing affordability.

As of now, The City of Vancouver, The City of North Vancouver, and The District of North Vancouver are onboard and accepting applications for building Coach Houses. The remaining municipalities in the Lower Mainland may still accept applications, however they may be required to go through council.

Zoning, lot size, and parking requirements differ by municipality, however the main requirements for development are:

  • property must be a minimum of 7-15m wide
  • property must be accessible by a lane or flanking street, or be wide enough to have access to the front street by a driveway
  • property must be able to facilitate 1-2 required parking spaces
